Bensons acquired the site in this key Melbourne retail strip location in July 2007 on behalf of the Bensons Retail Strip Property Fund.
Formerly occupied by the Port Melbourne newsagency, the land was being underutilised. Bensons recognised it represented a unique opportunity to significantly add value through an immediate refurbishment of the building, while in the longer term the site also has potential for a major new mixed used development. Total site area is 1,017 m2.
Refurbishment of the property commenced in July 2007 and was completed in time for the 2007 peak Christmas retail trading period. Approximately 600 sqm of prime ground floor retail and 612 sqm of commercial office space was achieved through the complete refurbishment of the property, which includes a new facade, 15 car spaces, office and lift lobby with a dedicated street address. The development introduced major fashion chain, Witchery, to Port Melbourne, an inner suburban area with a growing and improving demographic profile
